Eco Strata & Common Area Cleaning in Sydney
Shared spaces are where residents form their first and lasting impression of a building — and where cleaning chemicals linger longest in enclosed lifts, lobbies and stairwells. GreenClean Commercial maintains Sydney common areas with low-tox methods that leave no hazardous residue, so owners' corporations can protect residents and report on it with confidence.

Why low-tox matters most in shared residential spaces
Strata common areas concentrate two things conventional cleaning handles poorly: enclosed air and constant human traffic. A lift car is a small, poorly ventilated box that residents, children, elderly owners and pets pass through dozens of times a day, often within minutes of a clean. Lobbies and internal stairwells trap volatile residues from quaternary ammonium sprays and chlorinated products long after the cleaner has moved on.
That residue is not a trivial concern. Research on cleaning-sector exposure (Svanes et al. 2018, the ECRHS study) linked regular use of cleaning chemicals to lung-function decline comparable to around 20 pack-years of smoking. The AIHW attributes 9–15 per cent of adult-onset asthma to occupational exposure, and names cleaning as a high-risk occupation. For an owners' corporation, the people most exposed are the very cleaners you engage — and the residents breathing the same enclosed air.
Low-tox cleaning removes the source rather than masking it. Residents notice the absence of that sharp chemical smell in the foyer, and the committee gets a defensible position when a resident asks what is being sprayed near their door.
How our methods work
We replace the harshest conventional chemistry with methods that are effective on shared-surface soil and revert to harmless substances after use.
- Electrolysed water (HOCl) is generated on site from water and a trace of salt. It cleans and, in its TGA-listed form, disinfects high-touch points — lift buttons, handrails, intercoms, mailroom surfaces — then reverts to salt water. It is GECA-certified and carries no added synthetic chemicals.
- Stabilised aqueous ozone handles general floor and surface cleaning across lobbies and corridors, then breaks back down to oxygen and water.
- Dry steam provides low-moisture thermal decontamination for grout, lift tracks, bin rooms and amenity areas where Sydney's coastal humidity encourages mould and grime.
- Colour-coded microfibre with disciplined dwell times prevents cross-contamination between bathrooms, kitchens in shared amenity rooms, and general areas.
For disinfection-critical tasks we retain TGA-listed products — we are precise about this rather than claiming a building is somehow chemical-free. The honest framing is no added synthetic chemicals and no hazardous residue in the spaces residents use.
The compliance and reporting angle
Strata committees increasingly want cleaning they can put in a report. Two shifts make this timely.
From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. Elimination sits at the top of the WHS hierarchy of controls — and choosing methods that avoid hazardous chemistry is the cleanest way to stay ahead of that change rather than managing exposure limits after the fact.
For mixed-use buildings, embedded commercial tenancies, or premium developments pursuing ratings, our GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. WELL's Cleaning Products and Protocol feature targets hazardous-chemical reduction, and NABERS Indoor Environment tests for VOCs and formaldehyde — all areas where low-tox common-area cleaning contributes directly.
What a Sydney strata program looks like
Every building is different, so we scope rather than assume. A typical program covers lobbies and entry foyers, lift cars and tracks, internal and fire stairwells, shared amenities, bin and mail rooms, car park lift lobbies, and glass at street level. Frequency is matched to traffic — high-density towers in the Sydney CBD and inner suburbs often warrant daily or several-times-weekly attention to common areas, while smaller boutique blocks may suit a weekly schedule with periodic deep cleans.
Sydney's coastal climate matters here. Humidity and salt air raise mould pressure in stairwells and enclosed bin rooms, so we build periodic dry-steam decontamination into programs where conditions warrant it rather than relying on masking sprays.
We report on what we do — scope completed, high-touch disinfection points, and any maintenance issues our teams spot — so committees and managing agents have something concrete for owners' meetings.
Pricing
For standard strata scopes, our pricing sits at parity with conventional cleaning. There is no eco premium simply for being eco. On health or rating-critical sites — buildings pursuing Green Star, WELL or NABERS outcomes, or with vulnerable residents — a modest uplift of 10–15 per cent applies to cover the additional protocol and reporting. You will see exactly what drives any difference before you commit.
We deliver across Sydney through our accredited partner network, so service standards stay consistent whether your building is in the CBD, the eastern suburbs, the inner west or along the coast. See our full Sydney service coverage for details.

Frequently asked questions
Is eco strata cleaning as effective as conventional cleaning in high-traffic lobbies?
Yes. Electrolysed water and aqueous ozone are effective on the soil types found in shared spaces, and our TGA-listed disinfectant is retained for high-touch points like lift buttons and handrails. The difference residents notice is the absence of harsh chemical odours, not a drop in cleanliness.
How does low-tox cleaning help our owners' corporation with compliance?
From 1 December 2026, enforceable Workplace Exposure Limits replace the current WES across around 700 chemicals, and elimination sits at the top of the WHS hierarchy of controls. Choosing methods that avoid hazardous chemistry addresses exposure at the source. We also provide reporting on scope and disinfection points for owners' meetings.
Will there be chemical residue in our lifts and stairwells after cleaning?
Our core methods leave no hazardous residue — electrolysed water reverts to salt water and aqueous ozone breaks down to oxygen and water. Where TGA-listed disinfectant is used for critical tasks, it is applied with disciplined dwell times. We describe this honestly as no added synthetic chemicals rather than chemical-free.
Does eco strata cleaning cost more than what we currently pay?
For standard common-area scopes, our pricing is at parity with conventional cleaning. A modest 10–15 per cent uplift applies only on health or rating-critical sites, such as buildings pursuing Green Star, WELL or NABERS outcomes. Your free walkthrough quote shows exactly what drives any difference.
Can you handle mould and humidity issues in Sydney bin rooms and stairwells?
Yes. Sydney's coastal humidity and salt air raise mould pressure in enclosed spaces, so we build periodic dry-steam thermal decontamination into programs where conditions warrant it. This addresses grime and mould with low moisture and no masking sprays.
