In a commercial office, a cleaner works one shift and leaves. In an apartment building, residents live inside the results. Children crawl on lobby floors, older residents share the same lifts several times a day, and there is no after-hours window where the air clears out before people return. That is why the choice of cleaning chemistry matters more in strata than almost anywhere else.

Conventional cleaning relies on fragranced, quaternary-ammonium and solvent-based products whose residues linger in enclosed, low-ventilation spaces — exactly what a lift car or an internal stairwell is. Residents notice the harsh smell and read it as "clean", when what they are actually smelling is airborne chemical load in a space they cannot easily escape.

How the low-tox methods work

Our core methods are chosen because they do their job and then break down into harmless components.

  • Electrolysed water (HOCl) is made on site from water and a trace of salt. It cleans and, in TGA-listed form, disinfects, then reverts to salt water. It is GECA-certified and leaves no hazardous residue on handrails, buttons and touchpoints.
  • Stabilised aqueous ozone lifts soil and neutralises odours in bin rooms and refuse areas, then reverts to oxygen and water.
  • Dry steam applies low-moisture thermal decontamination to grout, lift tracks and hard-to-reach detail, useful where standing water is a slip risk in shared corridors.
  • Colour-coded microfibre with disciplined dwell times prevents cross-contamination between amenities, lifts and food-adjacent shared kitchens.

Where a task is genuinely disinfection-critical — an amenities outbreak, for instance — we retain TGA-listed disinfectants and use them deliberately, not by default. We describe our approach honestly as no added synthetic chemicals and no hazardous residue, never as chemical-free.
