Eco Strata & Common Area Cleaning in Brisbane
In a Brisbane apartment building, the common areas are the first thing residents notice and the last thing anyone wants to argue about at a general meeting. GreenClean Commercial maintains lobbies, lifts, stairwells and shared amenities using low-tox methods that leave no harsh chemical smell — the kind of difference residents can pick up the moment the lift doors open, and that owners' corporations can actually report on.

The shared-air problem in strata buildings
Common areas concentrate two things: people and enclosed air. Lift cars, lobbies and internal stairwells often have limited natural ventilation, so whatever a cleaner sprays lingers — first for the next resident who steps in, then for the cleaner who breathes it all shift. In a residential building that includes children, older residents and people with asthma or chemical sensitivities, all sharing the same recirculated air.
Conventional cleaning leans on fragranced, quaternary-ammonium and solvent-based products precisely because they smell "clean". That smell is airborne chemistry, and it is not neutral. The evidence on cleaners themselves is confronting: the ECRHS study (Svanes et al. 2018) found lung-function decline in regular cleaners comparable to around 20 pack-years of smoking, and the AIHW attributes 9–15% of adult-onset asthma to occupational exposure, with cleaning named as a high-risk occupation. For a building with a cleaner on site several times a week, that exposure sits in your common property.
Low-tox cleaning removes the source rather than masking it. The lobby smells like nothing in particular, which is exactly what a well-maintained lobby should smell like.
How we clean common areas without the residue
We match the method to the surface and the task, not to a single all-purpose bottle.
- Electrolysed water (HOCl) is our workhorse for general surface cleaning and sanitising of lift buttons, handrails, door hardware and lobby surfaces. Made on site from water and a trace of salt, it cleans effectively and then reverts to salt water, leaving no hazardous residue. It is GECA-certified and TGA-listed.
- Stabilised aqueous ozone handles floors and larger surface areas, then breaks back down to oxygen and water.
- Dry steam gives low-moisture thermal decontamination for grout, bin rooms, lift tracks and high-touch build-up — useful in Brisbane's humidity, where excess moisture is the last thing you want to introduce.
- Colour-coded microfibre with disciplined dwell times keeps bathrooms, bin areas and general zones separated so you are not moving contamination between amenities.
Where a task is genuinely disinfection-critical, we retain TGA-listed disinfectants and use them deliberately. We describe our approach honestly: no added synthetic chemicals and no hazardous residue on standard scopes — not "chemical-free", which is a claim no cleaner should make.
Why this matters to an owners' corporation
Strata committees answer to residents and to a budget, and increasingly to a duty of care. From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. Elimination — removing the hazard entirely — sits at the top of the WHS hierarchy of controls, above ventilation and PPE. Choosing low-tox methods for your common property is elimination in practice, and it applies to your contracted cleaners working on your premises.
For mixed-use and higher-spec buildings, the ratings angle matters too. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit, the WELL Cleaning Products and Protocol feature targets hazardous-chemical reduction, and NABERS Indoor Environment tests for VOCs and formaldehyde. If your building carries or aspires to any of these, the cleaning program either helps or hinders — and we give you documentation you can put in front of a committee.
What a Brisbane strata program looks like
Every building is scoped individually, but a typical program covers a scheduled rotation across lobbies and entries, lift interiors and tracks, internal and fire stairwells, corridors, shared amenities, bin and recycling rooms, mailrooms and car park common zones. Frequency is set to the building — daily or several-times-weekly for high-traffic city buildings, lighter cycles for smaller complexes — with periodic deep cleans layered on top.
Brisbane's climate shapes the scope. Subtropical humidity drives mould pressure in stairwells, bin rooms and poorly ventilated corridors, and our dry-steam and low-moisture methods manage that without leaving surfaces wet enough to make it worse. Coastal and riverside buildings deal with more grime carry-in, so entry and lobby zones usually need attention weighted toward them.
You receive a clear scope, colour-coded procedures and reporting the strata manager can use for meetings and records. See how we work across Brisbane and our full strata and common area cleaning approach, or read more about our methods.
Pricing
We price at parity with conventional cleaning on standard strata scopes — switching to low-tox should not cost a building more to keep clean. A modest premium of 10–15% applies only on health-critical or rating-critical sites where the added assurance and documentation are the point. The walkthrough and quote are free, so you can compare like-for-like against your current contract before deciding anything.

The fastest way to see the difference is to walk your building with us. We will assess your lobbies, lifts, stairwells and amenities, flag the humidity and mould risks specific to your site, and give you a scoped quote and a plain-English summary you can take to your committee. Frequently asked questions
Is eco strata cleaning as effective as conventional cleaning in high-traffic common areas?
Yes, on standard scopes. Electrolysed water and aqueous ozone clean and sanitise effectively, and we retain TGA-listed disinfectants for disinfection-critical tasks such as bin rooms and shared bathrooms. The difference residents notice is the absence of harsh chemical smell, not a drop in cleanliness.
Will low-tox cleaning cost our owners' corporation more?
On standard strata scopes we price at parity with conventional cleaning. A premium of 10–15% only applies to health-critical or rating-critical buildings where extra documentation and assurance are the point. The walkthrough and quote are free, so you can compare directly against your current contract.
How do you manage mould and humidity in Brisbane stairwells and bin rooms?
Brisbane's subtropical humidity makes stairwells, corridors and bin rooms prone to mould, and excess moisture makes it worse. We use dry steam for low-moisture thermal decontamination and avoid leaving surfaces overly wet, which addresses build-up without feeding the conditions mould needs to return.
Can this cleaning program support our Green Star, WELL or NABERS ratings?
Yes. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit, WELL's Cleaning Products and Protocol feature targets hazardous-chemical reduction, and NABERS Indoor Environment tests VOCs and formaldehyde. We provide documentation your strata manager can use for reporting and rating submissions.
What does the 2026 Workplace Exposure Limits change mean for our building's cleaning?
From 1 December 2026, enforceable Workplace Exposure Limits replace the current WES across around 700 reviewed chemicals. Cleaners working on your common property are covered by these controls, and elimination — removing hazardous chemicals altogether — sits at the top of the WHS hierarchy. Low-tox methods put your building ahead of that change.
