Eco Strata & Common Area Cleaning in Perth
In a Perth apartment building, the common areas are the first thing residents notice and the last thing an owners' corporation wants complaints about. We maintain lobbies, lifts, stairwells and shared amenities using low-tox methods that leave no harsh chemical smell — and give your strata manager clean records to report on.

The shared-air problem strata cleaning tends to ignore
Common areas are enclosed, high-traffic and often poorly ventilated — think lift cars, internal stairwells and ground-floor lobbies in Perth's mid-rise and high-rise buildings. Conventional cleaning products off-gas into exactly those spaces, and residents walk through the residue every day. The lingering chemical smell that owners often read as a sign of cleanliness is actually volatile organic compounds sitting in a space with limited air exchange.
That matters for two audiences a strata decision-maker answers to. Residents increasingly raise indoor-air and sensitivity concerns, particularly in buildings with young families or older occupants. And the cleaners doing the work face documented risk: the ECRHS study (Svanes et al. 2018) found lung-function decline in regular cleaners comparable to around 20 pack-years of smoking, and the AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure. Whether cleaners are your contractor's staff or engaged directly, that exposure is a real WHS consideration.
How the low-tox methods actually work
We do not rely on the word "green" doing the heavy lifting. Our core methods are practical and evidence-based.
Electrolysed water (HOCl) is generated on site from water and a trace of salt. It cleans and, in its TGA-listed form, disinfects — then reverts to salt water. It is GECA-certified, which matters for reporting. Stabilised aqueous ozone breaks down soils and reverts to oxygen and water, leaving no synthetic residue on lift buttons, handrails and door hardware that residents touch constantly. Dry steam delivers low-moisture thermal decontamination for grout, amenity areas and hard-to-reach surfaces without saturating floors. Everything runs on colour-coded microfibre with disciplined dwell times so surfaces are actually cleaned, not just wiped.
Where disinfection is genuinely required — shared bathrooms, gym touchpoints, bin rooms — we retain TGA-listed disinfectants. We say no added synthetic chemicals and no hazardous residue on standard scopes, not "chemical-free", because that would be inaccurate and the ACCC takes a dim view of it.
The reporting and compliance angle
Strata managers live and die by documentation, and this is where low-tox methods quietly help. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit — relevant if your building carries or is pursuing a rating. For buildings measuring indoor environment quality, NABERS tests VOCs and formaldehyde, and reducing chemical off-gassing directly supports those results.
There is also a change coming that touches every building. From 1 December 2026, enforceable Workplace Exposure Limits replace the current WES across roughly 700 reviewed chemicals. The WHS hierarchy of controls puts elimination at the top — removing the hazard rather than managing it with gloves and ventilation. Choosing low-tox methods for common areas is a straightforward way to reduce exposure at source, and it is easier to explain to an owners' corporation than a compliance workaround.
What a Perth strata program looks like
We scope each building to its layout and traffic rather than selling a fixed package. A typical program covers lobby and entrance floors, lift interiors and touchpoints, internal and fire stairwells, shared corridors, mailroom and parcel areas, bin and waste rooms, and shared amenities such as gyms, pools surrounds and BBQ areas where present.
Frequency is set by usage — daily or several-times-weekly attention for busy ground-floor and lift areas, lighter scheduled visits for upper-level corridors and periodic deep cleans for grout, glass and amenities. Perth's climate is a factor too: coastal humidity in near-river and near-coast buildings raises mould pressure in stairwells and bin rooms, and dry steam is well suited to managing it without adding moisture load. Our work is delivered through an accredited partner network, with clear scopes and records your strata manager can put in front of an owners' corporation meeting or commercial cleaning review.
Pricing without the eco premium myth
Low-tox does not have to cost more. On standard common-area scopes we price at parity with conventional cleaning. A modest loading of 10 to 15 per cent applies only on health-critical or rating-critical sites where the specification genuinely demands more — for example a building targeting a formal rating or with documented resident health needs. You will see exactly what drives any difference before you commit.
We also serve broader commercial cleaning across Perth if your portfolio extends beyond residential strata.

Frequently asked questions
Is eco strata cleaning as effective as conventional cleaning in high-traffic lobbies?
Yes. Electrolysed water and aqueous ozone clean effectively, and in TGA-listed form electrolysed water also disinfects. For the highest-touch shared areas we retain TGA-listed disinfectants where disinfection is genuinely required, so hygiene standards are met without relying on residue-heavy products.
Will residents actually notice a difference?
Most notice the absence of harsh chemical smell in enclosed spaces like lifts and stairwells, which is exactly where conventional products off-gas the most. The surfaces are cleaned to the same or better standard, without the lingering fumes residents often complain about.
Can you provide documentation for owners' corporation meetings?
Yes. We provide clear scopes and cleaning records suitable for reporting to an owners' corporation or strata committee. Our use of GECA-certified products also supports Green Star Green Cleaning credit requirements and NABERS Indoor Environment reporting where those apply.
How does the 2026 Workplace Exposure Limit change affect our building?
From 1 December 2026, enforceable Workplace Exposure Limits replace the current WES across around 700 chemicals. The WHS hierarchy of controls favours eliminating the hazard, and low-tox methods reduce chemical exposure at source in shared areas rather than managing it after the fact.
Does Perth's climate cause specific issues in common areas?
Buildings near the coast and river face higher humidity, which raises mould pressure in stairwells, bin rooms and other poorly ventilated spaces. Dry steam decontaminates these areas thermally without adding moisture, which helps manage mould without saturating surfaces.
