Shared spaces, shared air

Strata common areas are the most trafficked and least ventilated parts of a residential building. Lift cars, lobbies and internal stairwells are enclosed by design, and in Darwin they are almost always sealed and air-conditioned against the heat and wet-season humidity. Conventional cleaning chemicals do not simply disappear after mopping. How the low-tox methods work

We replace the bulk of hazardous chemistry with methods that do the job and then revert to harmless components.

  • Electrolysed water (HOCl) is generated on site from water and a trace of salt. It cleans and sanitises, then reverts to salt water. It is GECA-certified and TGA-listed, which means it is credible for the surfaces residents touch daily, including lift buttons, handrails and intercom panels.
  • Stabilised aqueous ozone lifts soil and neutralises odours, then breaks back down to oxygen and water. It is well suited to lobbies and bin rooms where smells build up in the heat.
  • Dry steam applies low-moisture thermal decontamination to grout, tiled entries and amenity fixtures without saturating the space, which matters in a climate where excess moisture feeds mould.
  • Colour-coded microfibre with disciplined dwell times keeps cross-contamination out of the equation between amenities, lifts and residential floors.

Where a task is disinfection-critical, we retain TGA-listed disinfectants and apply them deliberately. This is about the right tool for the surface, not chemistry for its own sake. In line with ACCC guidance we describe this as no added synthetic chemicals and no hazardous residue rather than any claim of being chemical-free.

The compliance angle owners' corporations should know

From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. Under the WHS hierarchy of controls, elimination sits at the top: removing a hazard beats managing it with gloves and ventilation. Switching common-area cleaning to low-tox methods is a straightforward step toward that standard, and it protects the contractors your building relies on.

For buildings pursuing or reporting against ratings, the same methods help. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. NABERS Indoor Environment tests VOCs and formaldehyde, and reducing chemical load in enclosed common areas supports that.
