Eco Office Cleaning on the Central Coast
From Gosford and Erina office suites to business parks along the Tuggerah corridor, Central Coast workplaces want a clean that holds up without leaving a chemical haze behind. GreenClean delivers daily and periodic office cleaning built on electrolysed water and certified low-tox methods — so the air your team breathes stays clear, and your inputs count toward Green Star, WELL and NABERS.

The cost you can't see on the invoice
Most office cleaning quotes look similar on paper. The difference shows up in indoor air quality and in the health of the people doing the work. Research from the ECRHS cohort (Svanes et al. 2018) linked regular exposure to conventional cleaning chemicals with lung-function decline comparable to roughly 20 pack-years of smoking. The AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure, with cleaning named as a high-risk occupation. Deloitte Access Economics puts the cost of asthma to Australian employers at $526.7 million a year.
For a facility manager, that reframes cleaning as an air-quality and duty-of-care decision, not just a line item. An office is a sealed, air-conditioned box where volatile residues from sprays and disinfectants recirculate through the day. Reducing what goes into that air is the most direct lever you have.
How our methods actually work
We lead with electrolysed water — hypochlorous acid (HOCl) generated on site from water with a trace of salt. It cleans and, in its TGA-listed form, disinfects, then reverts to plain salt water. It is GECA-certified, which matters for ratings (more below). Because it leaves no hazardous residue, your team isn't breathing solvent vapours after the cleaners leave.
For thermal decontamination of hard surfaces, kitchenettes and restrooms, we use dry steam — high-temperature, low-moisture, no chemical carrier. Where a task genuinely calls for a registered disinfectant, we retain TGA-listed products and use them deliberately rather than by default. Everything runs on colour-coded microfibre with disciplined dwell times, so cross-contamination between zones is controlled by process, not luck.
A note on language: we say "no added synthetic chemicals" and "no hazardous residue" — never "chemical-free". Electrolysed water is a chemistry; it's just a benign one.
The compliance clock is already ticking
From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across around 700 reviewed chemicals. Under the WHS hierarchy of controls, elimination sits at the top — removing a hazardous substance beats managing it with PPE or ventilation. Choosing low-tox inputs now is the cleanest way to get ahead of that change rather than scrambling later.
If your building chases ratings, the inputs matter directly. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. WELL's Cleaning Products and Protocol feature targets hazardous-chemical reduction, which is exactly what our program documents. And NABERS Indoor Environment testing covers VOCs and formaldehyde — the sort of thing conventional cleaning chemistry quietly adds to a space. Our commercial cleaning services are structured so this evidence is on hand when your assessor asks.
What a Central Coast office program looks like
We scope around how your building actually runs. A typical arrangement includes:
- Daily or scheduled attendance for workstations, common areas, kitchenettes, meeting rooms and restrooms.
- Touchpoint disinfection — door handles, lift buttons, shared equipment — using TGA-listed methods where the task warrants it.
- Periodic deep work — floors, glass, and detailed restroom and kitchen decontamination on a rotating cycle.
- Reporting that captures products used and protocols followed, ready for Green Star, WELL or NABERS documentation.
The Central Coast climate adds a genuine variable. Coastal humidity keeps moisture in poorly ventilated corners, and mould pressure is real in shoulder seasons. Dry steam and disciplined dwell times help manage that without loading the air with fungicidal chemistry. Frequency and scope are set at the walkthrough, not guessed at over the phone.
We work across the Coast — from the Gosford and Erina commercial core to Tuggerah and Wyong business precincts — through our accredited partner network. You can see the full local picture on our Central Coast page.
What it costs
On standard office scopes, we price at parity with conventional cleaning. There is no eco premium for a normal fit-out. Where a site is health-critical or rating-critical — think shared medical tenancies, or a building actively pursuing certification — expect a modest 10 to 15 per cent uplift to cover the additional protocols and documentation. You'll know which category you're in before you commit, because the walkthrough and quote are free.

Frequently asked questions
Is electrolysed water actually effective, or is it just gentler?
In its TGA-listed form, the hypochlorous acid we generate is a registered disinfectant, so it does the job on disinfection-critical surfaces. It cleans effectively across general office surfaces and then reverts to salt water, leaving no hazardous residue. For tasks that specifically need a registered chemical disinfectant, we retain TGA-listed products and apply them deliberately.
Will switching to eco cleaning cost more than our current contract?
On standard office scopes we price at parity with conventional cleaning, so there's usually no premium. A modest 10 to 15 per cent uplift applies only on health-critical or rating-critical sites where extra protocols and documentation are needed. We confirm which category your site falls into at the free walkthrough before you commit.
Does this help us with Green Star, WELL or NABERS?
Yes. Our GECA-certified electrolysed water is deemed-to-satisfy for the Green Star Green Cleaning credit, and our protocols align with WELL's Cleaning Products and Protocol feature. Because we avoid added synthetic chemicals, we also support cleaner results on NABERS Indoor Environment VOC and formaldehyde testing, and we document product use for your assessor.
How does the 2026 Workplace Exposure Limit change affect our cleaning?
From 1 December 2026, enforceable WELs replace the current WES across around 700 reviewed chemicals. Under the WHS hierarchy of controls, eliminating a hazardous substance ranks above managing it. Moving to low-tox inputs now positions you ahead of that change rather than reacting to it later.
Can you handle mould and humidity issues common on the Central Coast?
Yes. Coastal humidity and seasonal mould pressure are real factors here, and we manage them with dry steam thermal decontamination and disciplined microfibre dwell times rather than loading the air with fungicidal chemistry. We assess your building's specific moisture-prone areas during the walkthrough and build the frequency around them.
