Why the cleaning method matters for offices

Most office cleaning happens after hours, but the residue does not clock off with the cleaners. Conventional products leave volatile organic compounds and hazardous residue on desks, door handles and hard floors that off-gas into a sealed, air-conditioned space overnight. By the time your team arrives, they are breathing it.

The evidence on this is hard to ignore. The ECRHS study (Svanes et al. 2018) found lung-function decline in cleaners comparable to around 20 pack-years of smoking. The AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure, with cleaning named as a high-risk occupation. Deloitte Access Economics puts the cost of asthma to Australian employers at $526.7 million a year. For a facility manager, this is not an abstract wellbeing point. It is absenteeism, presenteeism and duty-of-care sitting in the cleaning cupboard.

How our low-tox methods work

We lead with elimination rather than substitution, which sits at the top of the WHS hierarchy of controls.

  • Electrolysed water (HOCl): made on site from water and a trace of salt, it cleans effectively and then reverts to salt water. It is GECA-certified and TGA-listed, so it does what conventional cleaners do without the hazardous residue.
  • Stabilised aqueous ozone: an effective cleaning agent that reverts to oxygen and water, leaving nothing behind to off-gas overnight.
  • Dry steam: low-moisture thermal decontamination for kitchens, breakout areas and hard-to-reach surfaces, with fast dry-down.
  • Colour-coded microfibre with disciplined dwell times: prevents cross-contamination between zones such as bathrooms, kitchens and open-plan desks.

Where a task is disinfection-critical, we retain TGA-listed disinfectants and use them deliberately. This is honest cleaning: we say no added synthetic chemicals and no hazardous residue, not chemical-free.

The compliance and ratings angle

Canberra has a dense concentration of government tenancies, professional services and organisations that report against building performance. If your building carries or is chasing a rating, your cleaning inputs matter.

  • Green Star: GECA-certified products are deemed-to-satisfy for the Green Cleaning credit.
  • WELL: the Cleaning Products and Protocol feature targets hazardous-chemical reduction, which our approach is built around.
  • NABERS Indoor Environment: tests VOCs and formaldehyde, both of which conventional cleaning products contribute to.

There is also a regulatory clock running. From 1 December 2026, enforceable Workplace Exposure Limits replace the current WES across around 700 reviewed chemicals. Reducing hazardous inputs now is the cleanest way to stay ahead of that change rather than scrambling to meet it later. Our broader commercial cleaning services are designed around the same principle.

What an office cleaning program looks like in Canberra

We scope every site individually, but a typical program combines a daily core with periodic deep work.

Daily or nightly cleaning usually covers workstations and shared surfaces, kitchens and breakout areas, bathrooms, high-touch points, waste and recycling, and floor care across carpet and hard surfaces. Periodic work covers internal glass, detailed kitchen and appliance cleaning, carpet and upholstery, and hard-floor maintenance on a schedule that suits your foot traffic.

Frequency follows occupancy. A busy CBD office tower with high daily headcount will need a nightly service, while a smaller or hybrid-working tenancy may be well served by two or three visits a week with periodic deep cleans. We build the schedule around how your space is actually used, not a template. You can see how we work across the wider region on our Canberra page.

Pricing that does not punish the healthier choice

On standard office scopes, our pricing sits at parity with conventional cleaning. There is no green premium for choosing a method that protects your team. On health-critical or rating-critical sites, where the requirements are more demanding, expect a modest uplift of 10 to 15 per cent. We are upfront about where and why that applies, and the walkthrough and quote are free.

Frequently asked questions

Is eco office cleaning as effective as conventional cleaning?

Yes. Electrolysed water is TGA-listed and does the cleaning work conventional products do, and where a task is disinfection-critical we retain TGA-listed disinfectants. The difference is that our methods leave no hazardous residue in the air your team breathes, not that they clean any less thoroughly.

Will switching to low-tox cleaning cost more?

On standard office scopes our pricing is at parity with conventional cleaning, so there is no premium for the healthier choice. A modest uplift of 10 to 15 per cent applies only on health-critical or rating-critical sites, and we explain exactly where and why before you commit. The walkthrough and quote are free.

Can your cleaning contribute to our Green Star, WELL or NABERS rating?

Yes. Our GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit, our approach aligns with WELL's Cleaning Products and Protocol feature, and reducing VOCs and formaldehyde supports NABERS Indoor Environment testing. We can document our inputs to support your reporting.

What does 'no added synthetic chemicals' actually mean?

It means our core cleaning inputs, such as electrolysed water and aqueous ozone, are made from water with only trace additions and leave no hazardous residue. We are careful not to claim chemical-free, because that would be inaccurate, and we retain TGA-listed disinfectants for tasks that genuinely require them.

How often does a Canberra office need cleaning?

It depends on occupancy. A high-headcount CBD office typically needs a nightly service, while a smaller or hybrid-working tenancy may suit two or three visits a week plus periodic deep cleans. We scope frequency around how your space is actually used during a free walkthrough.
