Eco Office Cleaning on the Gold Coast
Your office is where your people spend a third of their waking lives, and the air they breathe there is shaped by how it is cleaned. GreenClean Commercial delivers daily and periodic office cleaning across the Gold Coast using electrolysed water and certified low-tox methods, so your team is not inhaling the residue of conventional cleaning products. It is the same result, without the airborne cost.

Why the cleaning method affects your workforce
Most office cleaning happens after hours, but the chemistry does not clock off with the cleaners. Conventional disinfectants, glass sprays and floor products leave volatile compounds that linger on desks, keyboards and in the air your team walks into the next morning. In sealed, air-conditioned Gold Coast office towers with recirculated air, that residue has nowhere to go.
The evidence is hard to ignore. A large European respiratory study (Svanes et al. 2018) found lung-function decline in regular cleaners comparable to around 20 pack-years of smoking. The AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure, with cleaning named as a high-risk occupation. Deloitte Access Economics puts the cost of asthma to Australian employers at $526.7 million a year. Cleaners bear the sharpest edge of this, but building occupants share the exposure. For a facilities or HR decision-maker, this is a workforce-health question as much as a hygiene one.
How our methods work
We replace the bulk of conventional chemical inputs with three core methods:
- Electrolysed water (HOCl) — made on site from water and a trace of salt, this is an effective cleaner that reverts to salt water after use. It is GECA-certified and TGA-listed, and it does what your sprays do without the persistent residue.
- Stabilised aqueous ozone — an oxidising cleaner that breaks back down to oxygen and water.
- Dry steam — low-moisture thermal decontamination for hard surfaces, grout and high-touch fittings, useful where fast dry-down matters.
All of it runs on a colour-coded microfibre system with disciplined dwell times, so cross-contamination between zones like kitchens, bathrooms and workstations is controlled by process, not luck. Where a task is disinfection-critical, we retain TGA-listed disinfectants and use them deliberately. We say no added synthetic chemicals and no hazardous residue. We do not claim chemical-free, because that would not be true.
The compliance and ratings angle
If your building carries or wants a sustainability rating, the cleaning contract is a lever most FMs overlook. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. The WELL Cleaning Products and Protocol feature targets exactly the hazardous-chemical reduction our approach delivers. NABERS Indoor Environment tests VOCs and formaldehyde, which conventional products contribute to and ours largely avoid. Our commercial cleaning approach is built so these inputs count on paper, not just in intent.
There is also a regulatory horizon. From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. Elimination sits at the top of the WHS hierarchy of controls, above substitution and PPE. Removing hazardous chemicals from the cleaning program is elimination in practice, and it puts you ahead of the change rather than scrambling behind it.
What a Gold Coast office program looks like
We scope to your building, not a template. A typical program combines a daily or nightly core service with periodic deep tasks:
- Daily or nightly: workstations and high-touch points, kitchens and breakout areas, bathrooms, glass and reception, waste and recycling, floor care.
- Periodic: carpet and hard-floor detailing, internal glazing, high dusting, and thermal decontamination of amenities.
The Gold Coast climate matters here. Coastal humidity puts real mould pressure on air-conditioned offices, wet areas and rarely-touched corners. Our steam and electrolysed-water methods manage that without loading the space with fragranced masking agents. Serving the Gold Coast and its business precincts, our accredited partner cleaners are trained on the method, the dwell times and the colour-coding discipline that makes the results consistent.
Pricing
Straight answer: on standard office scopes we price at parity with conventional cleaning. The +10 to 15 per cent premium applies only on health or rating-critical sites where the specification is genuinely more demanding. There is no eco surcharge for the sake of it. You get a written scope and a fixed quote after we have walked the building, so there are no surprises.

Frequently asked questions
Is eco office cleaning as effective as conventional cleaning?
Yes, for the vast majority of office tasks. Electrolysed water and aqueous ozone are proven cleaners, and where a task is disinfection-critical we retain TGA-listed disinfectants and apply them deliberately. The difference is the absence of hazardous residue afterwards, not a drop in cleaning quality.
Will switching cost us more than our current contract?
On standard office scopes we price at parity with conventional cleaning. A premium of 10 to 15 per cent applies only where the site is health or rating-critical and the specification is more demanding. We confirm everything in a fixed written quote after a walkthrough.
Can this help our building's Green Star, WELL or NABERS rating?
It can. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit, our approach aligns with WELL's Cleaning Products and Protocol feature, and lower VOC inputs support NABERS Indoor Environment scores. We build the program so these inputs count in your documentation.
What does the term chemical-free mean here?
We never use the term chemical-free, because water and salt are chemicals and the claim would breach ACCC guidance. What we can honestly say is no added synthetic chemicals and no hazardous residue in the air your team breathes. Where disinfection is required, we use TGA-listed products transparently.
How do you handle mould and humidity in Gold Coast offices?
Coastal humidity puts mould pressure on air-conditioned offices and wet areas. We use dry steam for thermal decontamination and electrolysed water for cleaning, which manage these conditions without loading the space with fragranced masking products. Periodic detailing targets the corners and amenities where moisture builds up.
