GreenClean Commercial

Eco Commercial Cleaning on the Sunshine Coast

The Sunshine Coast mixes coastal offices, healthcare precincts, education campuses, tourism and hospitality sites, all shaped by subtropical humidity that pushes mould and moisture management to the front of every cleaning brief. We deliver low-tox commercial cleaning that manages that pressure without loading indoor air with hazardous residue, using methods that are safer for occupants and cleaners alike, and priced at parity with conventional cleaning on standard scopes.

A local business mix that rewards low-tox cleaning

The Sunshine Coast economy is broad. You have commercial towers and professional-services offices around Maroochydore and the growing Maroochydore City Centre, a substantial health and medical precinct anchored by the hospital district at Birtinya, education and childcare across a fast-growing residential belt, and a large tourism, retail and hospitality base along the coastal strip. Each of these environments shares one trait: people spend long hours indoors, and the air quality they breathe is shaped by what your cleaning program leaves behind.

Subtropical humidity adds a specific local challenge. Warm, moist conditions favour mould growth on cool surfaces, in wet areas and behind fixtures, and they extend the dwell time moisture needs to evaporate. Conventional programs often reach for stronger chemistry to compensate. Our approach manages moisture and microbial load thermally and through validated dwell times rather than chemical volume.

The methods we use

Our core toolkit removes the need for most conventional cleaning chemistry:

  • Electrolysed water (HOCl) made on site from water and a trace of salt, GECA-certified and TGA-listed, reverting to salt water after use.
  • Stabilised aqueous ozone, which cleans and deodorises then reverts to oxygen and water.
  • Dry steam for low-moisture thermal decontamination, useful in humid conditions because it sanitises without leaving surfaces wet.
  • Colour-coded microfibre systems with disciplined dwell times to prevent cross-contamination.

This means no added synthetic chemicals and no hazardous residue on standard scopes. Where a task is disinfection-critical, we retain TGA-listed disinfectants and apply them deliberately, not as a default across every surface.

The health and WHS case

Cleaning is not a low-risk occupation. The ECRHS study (Svanes et al., 2018) linked long-term exposure to cleaning agents with lung-function decline comparable to around 20 pack-years of smoking. The AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure, and names cleaning as a high-risk occupation. Deloitte Access Economics puts the cost of asthma to Australian employers at 526.7 million dollars a year.

There is also a regulatory shift underway. From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. Under the WHS hierarchy of controls, elimination sits at the top, ahead of substitution and PPE. Removing hazardous chemistry from your cleaning program is the most durable way to reduce exposure for both cleaners and occupants, and to stay ahead of the compliance change rather than scrambling behind it.

Ratings and building performance

For building owners and tenants pursuing recognised standards, low-tox cleaning contributes directly. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. WELL's Cleaning Products and Protocol feature targets hazardous-chemical reduction. NABERS Indoor Environment tests for VOCs and formaldehyde, both of which are influenced by the products used across a site. If your Sunshine Coast asset is chasing a rating or reporting against one, your cleaning program is a lever you can pull without a capital project.

Which sites benefit most

Every site benefits, but the case is strongest where occupants are vulnerable or exposure is prolonged. Childcare centres put small children in close contact with floors and surfaces, so residue matters. Medical and allied-health sites demand validated hygiene alongside low chemical load. Offices benefit through better indoor air and fewer irritant-driven complaints across long working days. Aged care, education, gyms and hospitality venues round out the list. Pricing without the hype

We price at parity with conventional cleaning on standard scopes. On health-critical or rating-critical sites, where additional validation, documentation or specialised methods apply, expect a premium of 10 to 15 per cent. The walkthrough and quote are free, so you can compare against your current contract with real numbers rather than estimates.

Frequently asked questions

Is eco cleaning effective in Sunshine Coast humidity?

Yes. Subtropical humidity increases mould and moisture pressure, which is why we lean on dry steam for low-moisture thermal decontamination and disciplined dwell times. These manage microbial load without leaving surfaces wet or loading the air with residue.

Does low-tox cleaning cost more than conventional cleaning?

On standard scopes we price at parity with conventional cleaning. A premium of 10 to 15 per cent applies only on health-critical or rating-critical sites where extra validation and documentation are required. The walkthrough and quote are free.

Do you still disinfect properly, or is it chemical-free?

We do not claim to be chemical-free. We use no added synthetic chemicals on standard scopes and leave no hazardous residue, but we retain TGA-listed disinfectants for disinfection-critical tasks such as medical and childcare settings.

How does this help with the 2026 exposure limit changes?

From 1 December 2026, enforceable Workplace Exposure Limits replace the current WES across around 700 reviewed chemicals. Removing hazardous chemistry sits at the top of the WHS hierarchy of controls as elimination, which is the most durable way to reduce exposure and stay ahead of the change.

Can eco cleaning support a Green Star, WELL or NABERS goal?

Yes. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit, WELL's Cleaning Products and Protocol feature targets hazardous-chemical reduction, and NABERS Indoor Environment tests VOCs and formaldehyde, both influenced by the products your cleaners use.
