GreenClean Commercial

Eco Warehouse & Industrial Cleaning in Cairns

Warehouses and distribution centres across Cairns run on tight schedules, wet-season humidity and floors that take a beating from forklifts and foot traffic. GreenClean Commercial delivers industrial-scale floor and amenity cleaning using low-water equipment and eliminated chemical hazards — so your site is decontaminated without adding another substance to the risk register.

Take a hazard off the risk register

For a warehouse or industrial site manager, cleaning chemicals are rarely front of mind — until an audit, an SDS review or an injury report puts them there. Concentrated degreasers, acids and disinfectants stored on-site all carry handling, storage and exposure obligations. Every drum is a line item on your risk register and a potential incident.

Our approach starts from the top of the WHS hierarchy of controls: elimination. Instead of managing hazardous substances more carefully, we remove most of them. The cleaning power comes from electrolysed water and stabilised aqueous ozone — activated on-site, effective on soil and pathogens, and leaving no hazardous residue behind. That is one fewer control to document, train on and defend.

The methods, and why they suit industrial floors

Electrolysed water (HOCl). Generated on-site from water with a trace of salt, this produces hypochlorous acid — a recognised cleaner and sanitiser that reverts to salt water after use. Our systems are GECA-certified and TGA-listed. No decanting concentrates, no fumes building up in an enclosed loading dock.

Stabilised aqueous ozone. Ozonated water lifts grime and neutralises odours, then breaks back down to oxygen and water. It is well suited to large floor areas and amenity blocks where you want cleaning performance without a chemical smell lingering in poorly ventilated space.

Dry steam. Low-moisture thermal decontamination cuts through grease on hard surfaces, wheel tracks and behind equipment, using a fraction of the water of conventional wash-downs. Less water means faster dry times, less slip risk and no need to shut down a whole zone.

Colour-coded microfibre with disciplined dwell times. Amenities, offices and break rooms are cleaned on a system that prevents cross-contamination and gives predictable, repeatable results.

For disinfection-critical tasks — amenities, first-aid rooms, food-handling zones — we retain TGA-listed disinfectants and use them with proper dwell times. We eliminate what we can and control what we must. We say no added synthetic chemicals and no hazardous residue; we do not claim chemical-free.

Why low-tox matters more in this climate

Cairns carries real humidity and mould pressure, especially through the wet season. Enclosed warehouses, cool rooms and amenity blocks hold moisture, and conventional wet cleaning can leave floors damp for long periods. Our low-water methods clean effectively while getting surfaces dry sooner — reducing the standing moisture that mould and slip hazards both feed on.

There is also a workforce case. The evidence on cleaning chemicals and respiratory health is clear: the ECRHS study (Svanes et al. 2018) found lung-function decline in cleaners comparable to around 20 pack-years of smoking, and the AIHW attributes 9–15 per cent of adult-onset asthma to occupational exposure, naming cleaning as a high-risk occupation. In an enclosed industrial space with limited ventilation, reducing airborne chemical exposure protects both your cleaning crew and your own staff working nearby.

The 2026 compliance shift

From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. For sites that already store and use a range of cleaning concentrates, that means fresh scrutiny of what is on-site and whether exposure is being controlled. Choosing elimination now — rather than tightening controls later — puts you ahead of the change instead of reacting to it. See our full Cairns services for how this fits a broader facility program.

What a Cairns program looks like

Every site is scoped from a walkthrough, but a typical industrial program covers:

  • Warehouse and hard floors: scheduled machine scrubbing, spot degreasing of high-traffic and forklift zones, and dry-steam attention to stubborn build-up.
  • Amenities and break areas: daily or shift-based cleaning with colour-coded systems and TGA-listed disinfection where required.
  • Offices and admin: standard commercial cleaning on the same low-tox basis.
  • Loading docks and external hardstand: periodic decontamination and odour control.

Frequency ranges from daily through to periodic deep cleans, matched to your throughput and shift pattern. We also support distribution centres and factories where multiple shifts mean cleaning has to work around live operations. For dedicated floor programs, see industrial floor cleaning.

Pricing

We price at parity with conventional cleaning on standard warehouse and industrial scopes. A premium of 10–15 per cent applies only where a site is health-critical or chasing a specific rating outcome. The walkthrough and quote are free, so you can compare like-for-like before committing.

The best way to scope an industrial site is on-site. We will walk your warehouse, dock and amenities, identify what can be eliminated from your chemical inventory, and give you a clear program and quote at no cost. Get in touch to arrange a Cairns walkthrough and take a hazard off your register.

Frequently asked questions

Is eco cleaning actually effective on heavy industrial grime and grease?

Yes. Dry steam cuts through baked-on grease and wheel-track build-up using heat rather than solvents, while electrolysed water and aqueous ozone handle general soil and pathogens. For the toughest zones we combine methods and, where disinfection is critical, retain TGA-listed products used to proper dwell times.

Will low-water cleaning slow down our operations?

Generally the opposite. Low-moisture methods mean floors dry faster, so zones return to service sooner and there is less slip risk during shifts. We schedule around your throughput and can work across multiple shifts to avoid shutting down whole areas.

How does this help with the 2026 Workplace Exposure Limit changes?

From 1 December 2026, enforceable WELs replace the current WES across around 700 chemicals. By eliminating most cleaning concentrates from your site rather than managing them under tighter limits, you reduce what needs to be assessed, stored and controlled — putting you ahead of the change.

Do you still use disinfectants in amenities and food-handling areas?

Where disinfection is genuinely required, yes. We retain TGA-listed disinfectants for those tasks and apply them with correct dwell times. We eliminate hazardous substances where we can and control them properly where we cannot — we do not claim to be chemical-free.

Does eco warehouse cleaning cost more than conventional cleaning?

On standard warehouse and industrial scopes we price at parity with conventional cleaning. A 10–15 per cent premium applies only to health-critical sites or those pursuing a specific rating outcome. The site walkthrough and quote are free so you can compare directly.
